Farm Dwelling House and Contents Insurance

The Farm Dwelling House is deemed to include domestic offices, domestic garages, walls, gates and fences immediately surrounding the dwelling house.

Typical insurance cover on the Farm House includes:

Fire, Smoke, Lightning, Thunder, Explosion, Storm, Tempest, Flood, Accidental Damage to Building and Contents, Theft or Attempted Theft, Subsidence, Deterioration of Frozen Food, Bursting or Overflow of aWater Tank, or Pipes.

Note: The sum insured on the Dwelling must represent the actual cost of replacing a building of similar dimensions with similar type materials. For example, the cost of rebuilding a period-type residence will be greater than the cost of rebuilding a modern bungalow and the sum insured should reflect the same.

All Risks cover can be included to give more specialised cover on Personal items such as Jewellery, Computers and Sports Equipment. Valuations may be required for these items.

Public Liability, Product Liability and Environmental Liability

Public Liability insurance covers the farmer’s legal liability for injury, disease or property damage caused to a member of the public as a result of the farmer’s activities.

  • Accidental personal injury to a member of the public
  • Accidental damage to property arising from the business of farming
  • Injury to driver and passengers of a car which skidded on muck left on the public road by the farmer
  • Injury to driver and passengers of a car having hit an animal which strayed on to the public road
  • Cattle getting into a neighbour’s garden
  • Full occupation, ie Farmer and Agri Contractor
  • Acreage owned and rented

Product Liability

Product Liability protects the legal liability of the farmer in the event of some defect in the products supplied by the farmer.

Environmental Liability

Environmental Liability protects against costs associated with gradual environmental damage and pollution, including own land and third party clean-up costs.

Employers’ Liability

Every farmer should have employers’ liability cover.

This cover provides protection for the farmer against legal liability for injury or disease caused to employees in the course of their farming duties. The calculation of this premium is based on the wages paid by the farmer to employees.

Remember, you should include family members’ wages, such as a daughter or son farming at home on a full time or part time basis. This is also the case for voluntary helpers. You’ll need to declare extra activities, such as Agri Contracting, to the Insurer as well.

Personal Accident

Farmers very often have everything covered with their farm insurance except themselves! However, it should be an essential part of your insurance plan.

How will the farm continue to operate if the farmer breaks a leg or injures / incapacitates themselves, particularly during busy times on the farm? The cost incurred in hiring someone to run the farm for a few months can be substantial. However, building good Personal Accident cover into the Farm policy can cover these expenses, hassle-free.

Personal Accident cover operates 24 hours a day, is not restricted to farm accidents, and you can even extend it to cover sporting accidents. We also include Capital Benefits in the event of death or permanent incapacity.

Livestock & Pedigree Animals

Typical cover for Livestock on farm policies includes:

  • Fire, Lightning, Electrocution and Storm
  • During transit or if they stray from the farmers property
  • Death or necessary slaughter following the collapse of slats

Farmers may also look for the following more specialist cover:

  • Sheep worrying by dogs
  • Theft of Livestock
  • Accident, illness or disease to Pedigree animals

Outbuildings and Agri Contents

Farm outbuildings can be covered for Fire, Lightning and Storm damage.

Storm damage cover is dependent on the age and condition of the building and is subject to survey.

It is really important to insure outbuildings for the current rebuilding cost as being underinsured could have a serious negative impact on a claim. settlement.

Agri Contents can be covered for fire and lightning and can include the following:

  • Hay, Straw, Grain and other agri-produce
  • Implements and Tools

  • Farm machinery
  • Milking Equipment and Bulk Tank (you can add storm cover for these)

Note: Many farmers opt to take out comprehensive cover on some trailered vehicles such as Cattle Boxes, Mowers, Round Balers etc. This will extend cover to accidental damage or theft of these items.

Each farm policy is priced differently depending on the type of farm enterprise and on the scale of the operation. No. However, if you own property, it is vital to protect your assets. Agri / mechanically propelled vehicles are obliged by law to have a minimum of third party cover.

Your house should be insured for its current rebuilding cost. The Society of Chartered Surveyors Ireland provide useful information and a tool to guide you in terms of rebuilding costs.

The same applies for outbuildings, it is very important to insure outbuildings for the current cost of rebuilding them to avoid being penalised in the event of a claim. This is particularly relevant at this time in light of increasing cost of materials such as steel and timber.

Yes. The milk that is contaminated in the Lorry and in the Co-op is covered excluding your own milk.

Yes. Your policy can be extended to cover both these events. Premium will be based on value of the milk and capacity of the tank. Insurers may insist on there being a maintenance contract in force on your bulk tank.

Yes. Public Liability picks up your legal liability towards recreational users of your land.

Yes. You need to protect your legal liability in the event of a claim brought against you as property owner.

Employers Liability can be extended to cover family members who are working part or full time on the family farm. The premium is based on the wages paid to the family member. However, if your Daughter or Son are partners in running the farm, most insurers will exclude them under the Employers Liability. In this event, we would strongly recommend taking out Personal Accident cover on the family member which can be included as part of the farm package.

Yes. Employers Liability policies can include cover for a Voluntary helper.

Farm policies will have a Personal Accident section which we would strongly encourage every farmer to have. This cover will provide weekly benefits of up to €750 per week following an accident where the farmer is unable to work (there are other benefits included also such Permanent Disability, Death, Partial Disability). Personal Accident cover can be extended at an additional cost to cover sporting accidents – this will cover field sports such as Hurling, Football, Soccer, Rugby.

Yes. Insurers provide cover on Fire Brigade Charges provided the fire caused damage to Outbuildings or Property on the policy that is insured. For a Fire Brigade claim, there must also be a property damage claim. Some Insurers provide a higher Fire Brigade limit where the Farmer has Forestry insured.
Yes. This will typically be subject to the Tools being in a designated outbuilding and security on that building being of a high standard – the standard is set by the company.
Yes. A Quad is a mechanically propelled vehicle and requires a motor policy. The basic policy is third party only but can be extended to give fire and theft cover or comprehensive cover. Theft of Quads is not an uncommon occurrence.
Yes. Specified trailers can be covered for theft. The company will look for a Make, Model, Serial Number and Value for each implement and the premium for each is normally based on the value. The company will list each trailed implement that is covered on the insurance schedule. Cover can be extended to Comprehensive or Accidental Damage to the trailed implement for example comprehensive cover on a mower would cover damage to the mower if it hit a stone.
You need to declare this work to your Broker / Insurer. Your tractor policy and your public liability need to be extended to cover this work. If you have an employee driving the tractor, you will also need to get your employers liability insurance extended to cover Agri Contracting work also.
